Roof Inspection & Preventive Maintenance in Tempe, AZ
Preventive checks that catch small problems — cracked flashing, clogged drains — before monsoon season turns them into leaks.
The cheapest repair is the one you never need
Most of the emergency calls we get started as something small — a hairline crack in flashing, a drain that's slowly clogging, a tile that shifted six months ago and nobody noticed. A yearly inspection catches these while they're still a five-minute fix instead of a five-figure one.
Every inspection includes a full walk of the roof surface, flashing, vents, and drainage, with photo documentation and a written summary — whether or not anything needs repair. There's no obligation to book work afterward. Read more about how we work or check which East Valley cities we serve.

Inspection & maintenance questions
Is the roof inspection really free?
Yes — every inspection is free with no obligation to book repairs. You get a written summary of what we found either way.
How often should I have my roof inspected?
We recommend once a year, ideally before monsoon season, plus after any major storm. Rental properties often benefit from twice-yearly checks.
Does my insurance require regular roof inspections?
Some policies do, especially for older roofs. We can provide documentation of the inspection for your insurance records if needed.
What exactly do you check during a Tempe roof inspection?
We walk the full roof surface and check shingles or tiles for cracks and wind lift, flashing and seals around vents and chimneys, drainage and gutters for blockage, attic ventilation and insulation, and any visible water staining. If you're on a twice-yearly schedule, we recommend one visit in May before monsoon season and a second in October after it, since Tempe's heat and monsoon storms stress a roof differently each half of the year.
When was your last roof inspection?
If you're not sure, it's probably time. Book a free walk-through.
